Rent-to-rent doesn’t pay out by luck. It pays the people who execute.

Landlords want guaranteed rent. Councils need beds. Guests need rooms. Three demands, one system — and none of it requires you to buy the property.

The R2R Collective community

Most people never get inside a room where deals are actually being structured.

In R2R Collective you’re in with operators who have live properties running right now.You join.

You execute.

You cashflow,

Like everyone who did it before you.

Don’t spend your life average. Be one of the few who actually move.

I started at the same place you are.

17 years old, failing college, reselling sneakers to make money.

When work experience came round I had finance and banking offers on the table. I turned them down and cold-called my way into a week in property.

That week turned into months working for free.
No wage, just access. Private member groups, real deal structures, operator conversations — rooms most people never get inside.

Property under management by R2R Collective

Until I found rent-to-rent

I sold my first deal for £3,000 and put every penny back in. First JV into an Airbnb SA — £1,200 profit a month. Then an HMO. Then more SA.

Today I’ve got 12 units running across HMO, social housing and SA — no mortgage, no property bought.

I’m not teaching a concept. I’m showing you a system I’m still running right now, and that other people are running too.

This isn’t passive from day one. But if you can execute and stay consistent, the path is already mapped.

FAQ

Who is R2R Collective for?

People who want property income without a mortgage or a deposit — and who are ready to do the work.

You need at least £5,000 to set up properly: agency fees, furnishing and float. If you’re under that and have no plan to build it up, this isn’t the right time.

Is rent-to-rent legal in the UK?

Yes. Rent-to-rent is a normal commercial arrangement between you and a landlord. What matters is doing it properly.

That means the right management agreement, the correct tenancy structures, council licensing where it applies, and the right insurance. You get the agreements and structures used across the group once you’re in.

Compliance is not an afterthought here — it’s the part that keeps the business standing.

I don’t have much free time — can I still do this?

Most people start alongside a full-time job. Sourcing and setup are the heavy parts.

Once a property is running, the management is systemised — that’s the whole point of the model.

What support do I actually get?

A private group, regular live calls every week, and direct access depending on tier. You’re asking questions of people with live properties running.

The guidance reflects what’s working now — not a course recorded two years ago and never updated.

What if it doesn’t work for me?

Rent-to-rent is a real business with real costs and real work. If you follow the system, use the scripts and turn up to the calls, you give yourself the best shot at it.

If you’re not prepared to put the hours in, no system fixes that. Nobody does the work for you — you get the structures, the scripts and the people, and you do the executing.
